OPENING KEYNOTE

State of the Economy: How Much More Uncertainty?

Christine Cooper PH.D.
Chief U.S. Economist and Managing Director CoStar Group

About our Keynote
Christine Cooper is Chief U.S. Economist and Managing Director at CoStar Group, providing insights and analysis of national and regional macroeconomic conditions, and overseeing commercial real estate analysts across the nation.

Before joining CoStar, Christine led the Institute for Applied Economics at the Los Angeles County Economics Development Corporation, producing numerous studies and presentations for government agencies, industry leaders and legislative bodies. She has been a lecturer at California State University Long Beach, Pepperdine University and, most recently, at the University of Southern California's Sol Price School of Public Policy. Dr. Cooper holds a Ph.D. in Economics from the University of Southern California with research emphasis in economic development and institutional economics.

The rise in interest rates over the past 12 months have taken a toll on the real estate markets. Transaction activity is down significantly, and real estate values have declined. Markets are expected to thaw once some semblance of interest rate stability is achieved, but when will that arrive and what will it look like?

Artificial Intelligence: The Promise, Value Potential & Pitfalls
While incremental advances have been at play for years, artificial intelligence exploded into the public consciousness only recently with breakthroughs in machine learning and proliferation of generative AI for the masses as typified by Chat GPT. Although AI offers seemingly unlimited promise, it also carries significant potential risk if not responsibly employed. What are the best opportunities for real estate appraisal? For consulting? What are the potential pitfalls and ultimate responsibilities of the user? How can one learn to effectively employ AI? Where may the future lead? These questions and more will be explored by three iconic practitioners in the real estate industry.

  • Learn the difference between Computer Vision and ChatGPT
  • Find out where you can use the different AI Technologies
  • Should you use ChatGPT to write parts of your appraisal report?
  • What are the advantages of using AI in appraising?
  • Are there any potential pitfalls of using AI in appraising?
  • What does the future of appraising look like?
  • How will AI be regulated in the profession?
