Notes

This 7-hour seminar teaches residential and general appraisers the fundamental skills they need to complete rural valuation assignments. Instruction focuses on land mix analysis, valuing improvements with extraction and allocation, and developing adjustments. Participants will learn how to find and analyze comparable sales and apply the data that is available in rural markets to support a credible opinion of value. Excel spreadsheets and real-world examples will be provided.

Objectives

  • Identify the characteristics of rural properties that affect value.
  • Identify data sources for rural properties.
  • Identify the best data available in markets that have limited data.
  • Analyze information on properties with different land mixes.
  • Analyze properties with multiple improvements.
  • Use soil mapping tools.
  • Develop the sales comparison approach using land and building mix analyses.


This class is filling up fast due to CDC guidlines, limiting class sizes.

·         Up to 15 days prior to the program start date, $25 cancel fee

·         1-7 days prior to the program start date, $90 cancel fee

Class Registration:   April 22, 2021 at 8:00 A.M. to 8:30 A.M.. (Lunch not included with seminar fee).

 

Class Sessions:8:30 A.M. to 12:00 P.M. (Lunch Time) 1.00 P.M. to 5:00 P.M.

 

Continue Education Credit: Seven (7) hours of continuing education credits have been approved for license and appraisal certification renewal in Iowa and Illinois, seven (7) hours of continuing education credits have been approved for Realtors by the Iowa Real Estate Commission, seven (7) hours of continuing education credits have been approved by the Appraisal Institute and six (6) hours of continuing education credits have been applied to the Iowa Department of Revenue for assessors.

Attendance:The Appraisal Institute enforces attendance requirements mandated by State licensing and certification regulatory agencies. The Iowa Chapter enforces the attendance requirements as mandated by the State of Iowa and the AQB. There is a 100% attendance policy. Don't be late or leave early. Iowa Covid 19 guidleines will be followed. Masks must be worn.
