Description: This
course focuses on the practical application of quantitative tools for analyzing
data, drawing appropriate conclusions from datasets, and presenting both the
analysis and the conclusions in ways that enhance communication with appraisal
clients. It reviews and furthers the application of basic statistical measures
(mean, median, mode, standard deviation, etc.) and spends a good deal of time
on graphical and regression analysis.
Central goals of the course include showing participants how to understand the
reliability and validity of data used to draw conclusions as well as providing
the knowledge needed to support the conclusions others may draw from the same
or similar datasets. Presentation and activities make extensive use of
real-world appraisal applications and are aimed at furthering an appraiser’s ability
to provide credible analysis of real property-related issues.
Objectives:

Properly apply and explain statistical methods such as simple
and multiple regression analysis using market information.

Critique statistical applications.
·
Identify how to incorporate statistical analysis in valuation
reports.
·
Identify how to evaluate the reliability of various types of
data used in valuation.
·
Use the language of quantitative analysis properly.
·
Use graphs to present data and analysis.
·
Identify research design issues such as hypothesis construction,
data reliability and validity, and sampling issues.

Note: Mandatory Diagnostic Test
Before
enrolling in this or any other MAI designation course, you must take a
diagnostic test. The Excel diagnostic tests your mastery of solving appraisal
problems using spreadsheets. This diagnostic test was intentionally designed to
be challenging and ensure participants have adequate Excel skills before taking

is used extensively in the MAI designation courses; it is highly recommended
that you know how to perform the necessary appraisal functions in Excel to
succeed in this course.

This
course implements a blended learning approach, which includes:
• A
pre-class, 2-hour online session
ONLINE
SESSION: The first part of the
course is taken online, and it will be available 28 days before the traditional
classroom sessions begin. The online session should take two hours to complete,
and it is mandatory that this session be completed no less than two days before
the start date of the classroom sessions. This
session is the official beginning of the course. Participants
have the flexibility to complete the online session at their own speed when it
is most convenient for them. The two-hour online session MUST be completed and
it MUST be completed 2 days BEFORE the classroom session begins. Access is turned off 2 days before the
classroom or synchronous session begins. This gives instructors enough time to
review what you have submitted and respond if necessary
• 30 hours of traditional classroom
education
• A 3-hour exam on the 5th morning.

You
will be asked to clear the calculator’s memory before and after the
examination. Only one calculator is permitted in the testing room. Examinees
taking most AI exams may bring their own calculator to use during the exam.
Laptops, cellular phones, tablets, iPads, wearable technology (smart watch,
Apple Watch, Google Glass, etc.), and other devices that can store data or
connect to the Internet are NOT permitted during the exam. In addition, all
watches, wallets, bags, and purses must be removed and stored out of reach
prior to taking the exam.

university-level introduction to statistics course
Required Pre-class Information and Equipment:
A financial calculator is required. The accepted
model used in the program is the HP-12C. AI education programs that require a
financial calculator are developed with HP-12C ·
keystrokes; using this model is highly recommended.

You must be familiar with calculator operation when the program
begins. Do not enroll expecting to be taught how to use a financial calculator.
