In this presentation,
Mr. Munoz and Mr. Schneider will discuss bias in the valuation industry,
including historical issues regarding
bias as well as current and future
trends regarding this topic. The presentation will also feature a case study on
Bruce’s Beach, a property that was unjustly condemned but recently given back
to the Bruce family. The presenters will discuss Mr. Munoz’s valuation analysis
of the property and the impact on value.

BIOS: Jacinto Munoz, MAI, SRA, AI-GRS, AI-RRS Cogito Realty Partners Managing
Director/Principal
Based
in Long Beach, California, Jacinto Munoz is a Managing Director and Principal
for Cogito Realty Partners. Mr. Munoz is a U.S. Navy Veteran and joins Cogito
Realty Partners with more than 25 years of experience in valuation, lending,
litigation support, eminent domain/condemnation, arbitration, mediation,
deposition, underwriting, review, tax appeal, development, expert witness, and
environmental real estate roles, with extensive valuation experience across all
asset types nationwide and internationally. Prior
to joining Cogito Realty Partners, Jacinto served as a Managing Director and
Head of Strategy and Compliance for Apprise by Walker and Dunlop. Jacinto also
served in a variety of roles with JPMorgan Chase Bank, which included serving
the bank as a Regional Appraisal Manager, National Commercial Lending (CML)
Review manager and most recently, in a senior leadership role as the National
CTL Appraisal Manager, which was responsible for leading a team of more than
100 managers, appraisers, and administrative professionals nationwide. Eric Schneider, MAI, SRA, AI-GRS, R/W-AC

Caringella, Inc.
Senior Appraiser Eric
Schneider is a Senior Appraiser with Jones, Roach, & Caringella, Inc., a
real estate valuation and consulting firm that specializes in litigation
support throughout the United States. Mr. Schneider has extensive experience
with the appraisal of commercial and residential real estate, as well as review
experience for litigation matters. His clients include government agencies, law
firms, corporations, and private clients. An
active member of the valuation community, Mr. Schneider serves on various committees
and boards related to the appraisal profession, including the Appraisal
Institute and the International Right of Way Association. He has served as
chapter president for both organizations, and currently served as chair of AI’s
national designation committee. He is also a member of The Appraisal Journal
review panel, an instructor for the Appraisal Institute, and a frequent speaker
at valuation, legal, and university events.
Mr.
Schneider's designations include the MAI, SRA, and AI-GRS from the Appraisal
Institute, as well as the R/W-AC designation from the IRWA.

Chapter reserves the rights to cancel, limit, or reschedule this event if the

ATTENDANCE
The Appraisal Institute enforces attendance requirements
mandated by state licensing and certification regulatory agencies. The
Appraisal Institute issues certificates for state certification/licensing or
state continuing education credit that verify successful completion and
attendance of 100%, with your grade notification letter for courses, or at the
conclusion of seminars. One hundred percent (100%) attendance is required for
all Appraisal Institute education programs. This follows Appraiser
Qualification Board minimum criteria requirements. ATTENDANCE CERTIFICATE: With the recent transition to the Appraisal Institute’s NetForum registration system, attendance certificates will be available for download directly through the AI’s national website. The procedure to obtain your certificate is: Go to www.appraisalinstitute.org Log into Your AI Account Select Education/Events on the right sidebar See List of All Offerings Scroll to the specific offering which shows Registered and click At the very bottom of the screen, click Retrieve Certificate NOTE: Allow a minimum of ten business days for certificates to be available.
