This Connecticut specific seminar focuses on increasing the awareness of

appraisers about the value of energy efficiency in real estate transactions. This will be accomplished

through providing knowledge of programs offered by the State of CT to improve energy efficiency of

buildings and motivate homeowners to improve energy efficiency. Lenders are encouraged to seek

information on the home’s energy efficiency to improve the competitiveness of energy efficient homes.

The details of the more prevalent energy ratings and labels are reviewed. Appraisal methods and data

resources are reviewed with an emphasis on the multiple listing services and alternative databases to

verify the accuracy of energy and green features. An overview of the Home Energy Labeling Information

exchange (HELIX), green branding and strategy, and energy efficiency and renewable energy programs

available in the state of Connecticut are reviewed. The advantage the HELIX program will have on

valuation is discussed.

Solar PV systems are a growing trend and a feature often overlooked. A review of the characteristics

needed to understand the cost it offsets to the cost of homeownership is reviewed. The AI Residential

Green and Energy Efficient Addendum page 3 is a must for appraisers, homeowners, real estate agents,

and solar sales/installers to accurately describe the system and its value
