Objectives of this seminar: This program focuses on developing and communicating credible sales comparison analysis and its conclusion. Mixed use properties are a segment of the marketplace which is often under served and offers unique challenges to real estate practitioners. These properties are found in many areas, especially in older established communities throughout the State of New York. Mixed-use properties contain two or more uses within the building envelope.

 

This program will help attendees prepare a comparison analysis that results in credible assignment results and at the same time meet USPAP minimum requirements. The seminar will encourage practitioners to exceed the USPAP minimum requirements and apply appraisal theory that has been peer tested and industry approved.

 

The Sales Comparison Approach is most relevant for owner-occupied properties but is also a test of reasonableness for the results of an income analysis for small mixed use properties. The program will stress why a meaningful understanding and description of the Subject and a meaningful analysis of its market are essential to lead to a supportable Subject capture rate.

THIS CLASS WILL BE HELD VIA VIRTUAL INTERACTIVE CLASSROOM TECHNOLOGY. STUDENTS ARE REQUIRED TO HAVE A COMPUTER, WEBCAM AND MICROPHONE. IT IS THE STUDENT'S RESPONSIBILITY TO HAVE THE REQUIRED EQUIPMENT TO PARTICIPATE AND RECEIVE CREDIT. Virtual Classroom Guidelines: Students must have a computer, webcam and microphone capability to participate and receive continuing education credit. If you have a Lenovo laptop, you must have the Lenovo Vantage App installed on your computer for the webcam to operate. The platform will be interactive and live. The instructor must be able to physically see and interact with all students and students must be able to see and interact with the instructor. A copy of your driver's license must be emailed to the Chapter office as verification after you have registered for the offering prior to the start date. You will receive a separate email from the chapter office with log-in access information.
