About this Seminar
EXTREME APPRAISING: Valuing CRE in a Down Market
Given the possibility of declines in the value of commercial real estate (CRE) as a result of COVID-19, this seminar will address critical issues, often misunderstood even by experienced commercial appraisers, in valuing property in a declining market. Instruction is based on a hypothetical case study property, a multi-tenant office building. The primary focus of the case study is to value the property “as is” and “when stabilized”, using all three valuation approaches under circumstances dealing with vacancy, external obsolescence. We will also explore issues surrounding lease negotiations / renegotiations, property rights adjustments and effective rent.

Cancellation Policy

Cancellations

Written cancellations received by Monday, November 1, are subject to a $35 cancellation fee.  Cancellations received after that time but prior to noon on Monday, November 8, are subject to a $50 cancellation fee.  No refunds for cancellations received after Monday, November 8 or for seminar "no shows". Cancellations can be emailed to lisa@norcal-ai.org.

We reserve the right to substitute instructors, or to cancel or modify this program if sufficient registrations are not received by October 29 or due to other circumstances beyond our control. In the event of cancellation, tuition fees will be refunded. All other costs incurred are the registrant’s responsibility.

Seminar Materials and Hours
Online check-in will begin at 8:00am. on Monday, November 14.  Instruction will run from 8:30am – 4:30pm (Pacific Time). The early check-in time provides an opportunity to check your equipment and network with other attendees. There is no exam associated with this CE offering. Mini-breaks and a Lunch Break will be scheduled during the day.  Materials (if applicable) will be available for download via a special link sent from the Northern California Chapter Office; these materials are not available in your Appraisal Institute "My Account" portal. 

By registering for this offering, you agree that your attendance may be monitored and/or recorded and that you will forward your DL/ photo ID to the Northern California Chapter in advance via email. 

Photo ID Required
After registering, please send  a copy of your Driver's License or Photo ID to lisa@norcal-ai.org.  Feel free to cover any personal information with the exceptions of your photo and pre-printed name. Quick Tip:  If desired, cover personal information with cut to size post-it notes before taking a photo with your phone or scanning.  Without receiving this information, registrants will not be sent the ZOOM log-in link.  In the subject line type "DL -  [enter your last name] - Extreme Nov 2021" before submitting.  ID's should be emailed immediately after submission of your registration.

This class will be held via Interactive Technology (ZOOM).  It is the student's responsibility to have the required equipment:

Some registrants may find a secondary device (ipad, phone, laptop or desktop computer) helpful during instruction for reviewing the seminar materials. Only one registrant may be visible per webcam; each registrant needs his/her own webcam.

Education Credit Hours and Attendance Verifications

Those who check into the interactive platform late, leave early or leave during non-scheduled breaks may jeopardize receipt of credit.  Webcams must remain on throughout the offering.

Appraisal Institute: Full attendance (100%) enables Designated Members and Practicing Affiliates to receive 35 AI CEC points.   

BREA ContinuingExtreme Appraising has been approved by the California  BREA for 7-hours of CEC (#20CP754601451). Licensed/certified appraisers seeking BREA CEC must meet the 100% attendance requirement. [Note:  This particular offering is based on the "live" version that falls under the temporary exemption for virtual / online education due to COVID / SIP restrictions.]

BREA Basic/QualifyingExtreme Appraising is not approved for BREA qualifying education (QE) credit.

State Board of EquilizationExtreme Appraising is approved for 7-hour of SBE training credit (CAR #101988) for property tax assessors.  

If you are seeking credit for this offering from a state outside of California, check with your state licensing board(s) to make sure an out-of-state virtual offering will be accepted before registering.  We are not submitting this offering for pre-approval from states outside of California.
