Seminar Description: This program was prepared in response to requests from members of the Appraisal Institute to help our valuers be prepared to provide evaluations of real property rights in both the residential and non-residential categories if, and when, requested by their clients. Many practitioners are receiving requests to prepare credible evaluations. The program is based on the minimum requirements outlined in the Interagency Appraisal and Evaluation Guidelines which were issued and dated December 2, 2010. These requirements are also echoed in Guide Note 13, Basis for Proper Practice in the Appraisal Institute Professional Practices booklet with a copyright in 2018. Additionally, the program will emphasize compliance with the Standards of Valuation Practice (SVP) and Uniform Standards of Professional Appraisal Practice (USPAP). The program will define what is an “Evaluation”, when are they to be used, and who can prepare this appraisal service. Development and reporting requirements will be discussed and explored. To serve the client, an evaluation must result in credible assignment results. It is not a Restricted Appraisal Report unless that format is modified to meet the minimum requirements identified in the Interagency Appraisal and Evaluation Guidelines. Some clients are requesting residential and non-residential appraisers to provide an evaluation service. This program will focus on the two primary approaches which are often requested by the clients.
