Important Items to Know / Understand Before Registering

  • If you are seeking credit from a state outside of California, check with your state licensing board to make sure that it will grant approval for (1) an out-of-state synchronous (formerly called "virtual") classroom offering, (2) accepts reciprocal credit if approved in the host state and/or (3) accepts offerings from an out-of-state provider prior to registering. This is a chapter-developed program; we are not submitting for credit from states outside of California.  However, we are hearing that more states are now accepting reciprocal credit; Washington, Alaska, Hawaii and Idaho may be among them; there could be others.  In addition, some states outside of California may have additional reporting requirements that the chapter is not able comply with.  There is NO examination required for this synchronous (virtual) offering.

  • Photo IDs.    As part of the required attendance monitoring for synchronous classroom offerings, all students need to provide the Chapter Office - lisa@norcal-ai.org with a copy of their Photo ID/Driver's License upon registering.  IDs need to be submitted even if you have attended a prior chapter-sponsored offering.

Valuing CRE in a Down Market

Are you really prepared to value commercial estate in a rapidly changing market in 2023? 


According to a recent survey by the Real Estate Roundtable, 74% of investors expect property values to fall in 2023. Transaction volume is already down significantly. Rising vacancy rates and operating expenses are negatively affecting net operating income, which will likely lead to falling values. Rising interest rates are reducing cash flow and increasing investor yield expectations, which also lead to falling values. Add to these dynamics the possibility that your subject property may be performing worse than the general market.


Instruction will address critical issues, often misunderstood even by experienced commercial appraisers, in valuing under-performing property in a declining market. 


The seminar will be based on a hypothetical case study property, a multi-tenant office building. The primary focus of the case study is to value the property “as is” and “when stabilized”, using all three valuation approaches, based on the following circumstances: 


1. The property is 50% vacant in a market experiencing 20% vacancy, thus necessitating the proper measurement of a RENT-UP ADJUSTMENT to be incorporated in all three approaches to value the property “as is”.


2. The market is forecast to experience on-going, but temporary, EXTERNAL OBSOLESCENCE based on a detailed fundamental market analysis, which will be demonstrated using current methodologies and also incorporated in valuations.


In addition, the case study property also incorporates two other issues that will need to be addressed in the valuations. 


1. One lease at the property was first negotiated when the market was much stronger. The rent for this lease was recently reduced and the term extended, in a so-called “blend and extend” renegotiation, but is still above market, therefore necessitating a “property rights adjustment”. 


2. Another lease includes an apparent higher than market rent due to substantial landlord provided concessions, therefore necessitating a measure of “effective rent” for purposes of forecasting the rent at the time of lease renewal.   


All of these issues will be discussed and then analyzed entirely in Excel, although attendees do not need to be an Excel expert to benefit from the seminar.

Cancellation Policy

CANCELLATIONS

Written cancellations received by Friday, January 20, are subject to a $25 cancellation fee.  Cancellations received after that time but prior to noon on Friday, January 27, are subject to a $45 cancellation fee.  No refunds for cancellations received after January 27 or for program "no shows".  Cancellations can be emailed to lisa@norcal-ai.org.

We reserve the right to substitute instructors, to cancel or modify this program if sufficient registrations are not received by Friday, January 27 or due to other circumstances beyond our control. In the event of cancellation, tuition fees will be refunded. All other costs incurred are the registrant’s responsibility.

SEMINAR HOURS

Online check-in, system check and networking will begin at 8:00am (Pacific Time) on Friday, February 3. The program will begin promptly at 8:30am (Pacific Time) and will conclude at 4:30pm. 

 

REQUIRED EQUIPMENT

This offering falls under the requirements for synchronous (formerly virtual) classroom education. Under this approval, registrants must have the following equipment so that they can see the presenter and the presenter/program monitor can see them: Dependable Internet access, computer with webcam, speakers and microphone. Webcams and microphones are built-in on most laptops. All equipment must be in working order. If the instructor/program monitor cannot see or hear the registrant; continuing education credit is jeopardized. To help ensure receipt of CEC, only one registrant can be visible per webcam at all times. Registrants will connect using ZOOM interactive technology. The phone "call-in" only option is NOT an approved connection mode for those seeking CEC credit for this offering.


For maximum benefit, attendees will want access to Excel.  While examples and calculations will be discussed and then analyzed entirely in Excel, although attendees do not need to be an Excel expert to benefit from the seminar.

 

CONTINUING EDUCATION

This offering is approved for 35-points of Appraisal Institute CEC; applications for 7-hours of California BREA CEC and SBE Training Credit (for assessors) are being submitted. Applications are NOT being submitted to any states outside of California; not all states accept synchronous (virtual) classroom education. Seeking Credit Outside of California? It is up to the registrant to check with his/her state licensing board(s) prior to registering to ensure that his/her state accepts (1) synchronous (virtual classroom) education, (2) credit from an out-of-state provider and/or (3) determine if his/her state accepts reciprocal credit with California.  Some states may have special reporting requirements that the chapters are not able to comply with. This offering is being conducted under the TAF (AQB/ASC) guidelines for synchronous (virtual) classroom education.  Typically, IRWA, ASFMRA and ASA offer reciprocal approval for AI offerings; check with these organizations directly before registering to re-confirm especially since this is a synchronous classroom offering. Attendance requirements will be strictly enforced; 100% attendance required. Partial credit is not available.

IMPORTANT: Registrants should be sure their appraiser license/certification numbers are entered in the AI registration (MyAccount) system or a certificate will not be generated.
  License numbers are listed under Profile in your AI Student Portal (MyAccount) or can be added as “Other” License.  Verified attendance certificates will be available for download from your AI MyAccount portal within 15-working days of the program.

 

CONFIRMATION LETTERS / PAYMENT RECEIPT

All confirmed registrants will receive an email confirmation that will also serve as a payment receipt.  Registrants can also log into their MyAccount portal to download a duplicate payment receipt.

 

PHOTO ID/ DL REQUIRED IN ADVANCE

As part of the required attendance monitoring for synchronous classroom offerings, all students need to provide the Chapter Office (lisa@norcal-ai.org) with a copy of their Photo ID/Driver's License upon registering. This information is used strictly for photo verification. You may cover any personal information with the exceptions of your pre-printed name and photo. Easy Tip: Using electronic means or cut-to-size Post-It Notes to cover/block non-exception personal info before taking a picture of your ID/DL with your phone or sending a scanned copy to lisa@norcal-ai.org. In the subject line of your email type -"DL - [ insert your last name] – Xtreme Feb 2023". The ZOOM log-in information can only be forwarded to those who provide their photo ID/DL in advance.
