Partial Interest Valuation

Identify the appraisal problem, what is the interest to be valued?

Fee simple, easement, license, permit, lease?

Is the interest partial based upon the physical bundle of rights (physical), or based upon

duration (time), or both?

Is the interest permanent, temporary, or both?

Physically, is the interest two dimensional or three dimensional?

Identify the available market data available to solve the problem?

Primary data, secondary data, public record data.

The ultimate formula to quantify the value of the interest may resemble the Cost, Sales

Comparison, Income Capitalization, and/or ATF, or require a hybrid.

Bottom line, you may have to think outside the box, don’t be restricted by the three

traditional valuation methods.

SPEAKER BIO: APPRAISAL EXPERIENCE

President and Managing Partner of Thompson & Thompson, established 2020. Entered the appraisal field in 1989, and was with the appraisal firm of Mason and Mason from 1991thru 2019, Corporate Partner 2006 thru 2019. Functions include research, consulting, appraisal report preparation, and expert testimony for a variety of property types, including industrial, commercial, retail, office, vacant acreage, and single and multi-family residential properties. Property valuations for eminent domain both full and partial acquisitions, inverse condemnation, property tax appeals, possessory interests, asset management, and loan underwriting.
