SEMINAR DESCRIPTION

This seminar is a forum to discuss current issues in appraising real property and to review common theoretical mistakes in appraising property. The seminar begins with a review of logical thought and cognitive biases. Misconceptions follow the appraisal process. Commonly misunderstood terms, application of appraising to the defined problem, misconceptions in the Sales Comparison, Cost and Income approaches are covered. Approximately one-third of the class time is devoted to current issues in appraising literature. The topics include racial bias, property tax, condemnation and other issues that are currently being debated. The class provides a forum for discussion and does not necessarily conclude to “one way to appraise fits all.” This class is a moderate to advanced presentation of appraisal theory and issues.
