This offering is a chapter-developed Interactive Virtual Classroom presentation using ZOOM
It is the student's responsibility to have the required equipment: Internet access, computer with webcam, microphone & speakers. The instructor / monitor must be able to see / view students throughout the offering and the students must be able to view the instructor and/or the instructor's presentation.

PRACTICAL HIGHEST & BEST USE
“One of the most practical and informative classes I’ve attended!”
A review appraiser, employed by a state-regulatory agency, commented in a USPAP class that “highest and best use is the most deficient section in many appraisal reports.” Whenever a market value opinion is developed, USPAP S.R. 2-2(a) requires the report to "summarize the support and rationale" for the highest and best use conclusion. This seminar is intended to enhance USPAP compliance for both residential and commercial appraisers. A well-organized handbook that is a replica of the PowerPoint is provided. This 80+ page handbook will lessen in-class writing and assist the appraiser back at the office.

- Define key terms like “support” and “reasonably probable”
- Identify the four components of a proper H&B use conclusion
- Differentiate the four tests from the four conclusions
- Identifies the five (5) most likely buyer types

Seminar Materials and Hours
This offering is being split into two 3.5 hour sessions over two-consecutive days. Online check-in will begin daily at 8:00am on Thursday, August 12 and Friday, August 13. Instruction will run from 8:30am. – 12:30pm (Pacific Time) and will be conducted using ZOOM as the interactive learning platform. There is no exam associated with this CE offering. Mini-breaks will be scheduled during the day. Materials will be available for download via a special link sent from the Northern California Chapter Office; these materials are not available in your Appraisal Institute My Account portal. By registering for this offering, you agree that your attendance may be monitored and/or recorded and that you will forward your DL/ photo ID to the Northern California Chapter in advance via email.

Education Credit Hours and Attendance Verifications

Appraisal Institute: Full attendance (100%) enables Designated Members and Practicing Affiliates to receive 35 AI CEC points.
BREA Continuing: Practical Highest & Best Use has been approved by the California BREA for 7-hours of CEC (#19CP754601395). Licensed/certified appraisers seeking BREA CEC must meet the 100% attendance requirement. [Note: This particular offering is based on the "live" version that falls under the temporary exemption for virtual / online education due to COVID / SIP restrictions.]
BREA Basic/Qualifying: Practical Highest & Best Use is not approved for BREA qualifying education (QE) credit.
State Board of Equalization: Practical Highest & Best Use is approved for 7-hour of SBE training credit for assessors (CAR #101874).
