About this Virtual Presentation
APPRAISING WITH RENT CONTROL

Join us for a 1-hour interactive discussion hosted by the Central California Branch Chapter.

Rent control considerations impact multifamily appraisal throughout California. State and local ordinances can have a significant impact on value.  We will summarize AB 1482 and several local laws and discuss some issues facing appraisers in today’s market.  Engage in a brief summary with examples followed by discussion with Q&A. Participants will receive a handout they can use in their practice.  This will be an information packed 60-minutes that you will not want to miss!

Topics include:

•    State the restrictions: How much can be increased and when
•    What projects are restricted by each ordinance (property with CA and local rent control)
•    Calculating cap rates with below market rent
•    What are investors anticipating
•    How can projects or individual units come out of rent control?
•    How has the COVID-19 pandemic impacted rent controlled properties
•    What are some related issues being considered
