The latest buzzword in the economic development community is Opportunity Zones. So what is this that has generated so much interest and why is it so popular? What are the appraisal issues involved and what should I know? Come and find out the answers to these and many more questions. 

The class will discuss what are Opportunity Zones and where did they come from. What are the incentives to invest in these zones? Where are these zones in Alabama and what are the benefits associated with them? What are the appraisal issues involved in Opportunity Zones and how do they interact with the legal, accounting and other issue? How is Alabama doing in regard to Opportunity Zones? What are the current market conditions and what projects are underway? The class will finish with a discussion of on the ground examples of what is taking place with the projects and the communities.

Learning Objectives: The audience will understand:

     (1)   What Opportunity Zones are and where the program came from

     (2)   What the incentives are for investing in Opportunity Zones

     (3)   What asset classes work for Opportunity Zone investment

     (4)   The legal structures that shape Opportunity Zone investment

     (5)   The tax and valuation considerations behind OZ deal structuring

     (6)   Current market dynamics for OZ investment

     (7)   How the OZ program weaves into a broader community improvement narrative

COURSE LOCATION: Birmingham Country Club, 3325 Country Club Road, Birmingham, AL 35213 Directions To Birmingham Country Club: Take 280 west from I-459, turn right just past the Hollywood Blvd. exit toward Mountain Brook as if you were going to the Zoo and Botanical Gardens. Turn Left onto Cahaba Road and make the right onto Lane Park Road as if you were going to the Gardens. Go until it dead-ends and turn right onto Country Club Road.
