Purpose of the Course

The seminar explains why cost is not always equal to value. Furthermore, it provides a rational explanation why most specialty retail buildings, tenant finishes, custom homes, corporate headquarters and many other

buildings are built for a cost significantly over market value of the building. The gap between the value of

the property and the cost is explained and categorized. The seven categories of transferred value are

1.   To a person

2.   Within a property

3.   To another property

4.   To intangibles

5.   To a community

6.   To an organization

7.   Within a system

The market has recognized this difference, but this seminar offers a communicative explanation for why market participants often spend money (cost) in excess of value. Examples in the seminar include swimming pools, other upgrades and design and branding elements of a building. The seminar further discusses the ramifications of when this transferred value goes away. An example of this is failed retail concepts such as Gander Mountain.

 

The class is shown how personal property and intangible assets are converted 100% to real property. Fee simple and leased fee concepts related to valuation are presented.

Cancellation Policy

With written requests postmarked more than 14 days prior to course, funds will be granted less a $30 cancellation fee.  For written requests postmarked 7 to 14 days prior to event, refunds will be granted less a $50 cancellation fee. Cancellations 6 days or less prior to the course and “no shows” the day of the event will forfeit payment.
