Notes

Appraisers can’t simply pull adjustments out of thin air. By law, adjustments must be measured and supported based on the reactions of buyers and sellers within the real estate market place. This course will provide both aspiring and experienced appraisers with the necessary tools to perform a professional and proper appraisal. Determining adjustments is easy once you understand the various methods available.

There are more than 30 different methods appraisers can use to support their adjustments. This class will explain 13 of the most common and easy to use methods including matched pair analysis, single line regression, allocation, "Big Data," and Hagar's Percentage Of Use.  The class will also include several examples of how appraisers can determine condition adjustments with the use of quick and simple methods.  Fannie Mae's Collateral Underwriter uses some of these methods, you should also.

Each student will also receive an Excel file containing the examples used in class.
(State approved 7hrs.)
