Course Description: This course will provide the student a comprehensive understanding of the ASNI Standards as it relates to measuring residential real estate in Western Pennsylvania. This will be done by measuring the same model dwelling on three residential lots that have different topography and grading. There will be an explanation of the terminology, the actual act of measuring the dwelling on each of the lots, and how it is applied within the three approaches to value and the reporting the results. Also, dwelling on hillside lots will be discussed. 

There is an overview of the GSE implementation of the standard and the impact on the property description and tabulation of Gross Living Area for each of the examples. The criteria for when the Standard does not or cannot be applied and the reporting process.

 Finally, a Case Study will simulate the measurement and sketching of a dwelling. A tabulation of the GLA ad GBA is completed and then applied to the three approaches to valuation.
