Adam L. Hill, MAI, is an independent Certified General Real Estate Appraiser based in Nashville and licensed in all three Grand Divisions of Tennessee. Since 2011 he has provided appraisal, appraisal review, and consulting services, with a focus on right-of-way and eminent domain valuation since 2014. He has completed more than 1,000 eminent domain appraisal reports for highway, utility, and redevelopment corridor projects, covering fee and easement acquisitions, severance and proximity damages, cost-to-cure, and special benefits. He serves as an expert witness and litigation consultant in condemnation matters, including work in federal district court and condemnation mediation, and is listed on the Appraisal Institute's Litigation Professional Development Program registry. He is a TDOT-approved appraiser panelist. Clients include condemnation attorneys, state and local agencies, utilities, engineering firms, and private property owners. Property types include commercial, industrial, agricultural, and special-purpose properties. Property rights experience covers fee simple, leasehold and leased fee, easements (access, utility, drainage, pipeline), air rights, partial acquisitions, fractional interests, corridor values, and uneconomic remnants.
