About the Conference

The very first Valley Seminar began in 1970. Our "modern" version of the Valley Seminar became known as the Spring Conference in 2000 and had taken place each spring at the Modesto Center Plaza since 2006 . . . until 2021. With the continuation of the COVID pandemic, our 2021 and 2022 Spring Conferences were presented in an interactive virtual classroom format. But, for 2023 - we are back "LIVE" and look forward to reconnecting with a variety of real estate professionals including - regulators, practicing appraisers, attorneys, and brokers. It is our combination of quality and content which draws an increasing number of repeat and new attendees not only from the Central Valley but from the greater Bay Area and beyond!

From Wall Street to Main Street: The Impact of Rates on Real Estate
During this closing session, we will discuss the impact of the interest rate environment on the real estate market. The topics to be covered will include a comparison of mortgage and treasury yields, construction costs, operating expenses, vacancy and rent trends, as well as underwriting variables.

Interest rates have changed greatly in recent months, but are values being affected? In this session you will hear the perspective of a Chief Appraiser on the implications of rate changes on lending and the potential impact on value.

Ken Turton is president of Turton Commercial Real Estate. Has sold properties totaling over $2 billion in consideration. Has leased over 1 million SF of office and retail space. He considered by many to be the foremost expert in urban commercial sales, development and leasing of office, retail and multi-family properties.

Jonathan Schrader, MAI, AI-GRS, has been a commercial/agricultural appraiser for over 35 years. He has provided presentations to local chapters of the Appraisal Institute and the Risk Management Association as well as written articles for the local chapter newsletter. He has been at Farmers & Merchants Bank of Central California -- named by Newsweek in 2022 as California’s Best Community Bank – for over 30 years.
